Rentals - FAQ     

How do I view a property?  Keys for selected vacant properties may be checked out at our office Monday through Friday 9:00am-1:00pm and 2:00pm-4:30pm.  A $50.00 cash deposit and a copy of your state I.D. or driver's license for our records is required OR we can hold your driver's license or military I.D. while you have the key(s) and keep a copy of the state I.D. or driver's license for our records.  For occupied properties or those properties for which we do not check out keys, please ask a staff member to help you make an appointment with a REALTOR.  You will be invited to meet the REALTOR at our office and asked to leave a copy of your I.D. for our records.  

Is HUD or Section 8 assistance accepted?  No. We are not currently accepting any new applications that include housing assistance.

Can roommates rent one of your properties?  Yes, roommates may lease a home together.

Is there a military clause in the lease?  Yes.  We use a Texas Association of REALTORS lease agreement, which affords military personnel the ability to end their lease earlier than the expiration of the agreement under certain circumstances, such as deployment of not less than 90 days and PCS.

What is your animal policy?  Casa Realty has a No Animals policy.  However, approval may be provided by Landlord in writing via an Animal Agreement. 

An assistance animal is not a pet. A request for a reasonable accommodation must be made in order to keep the
assistance animal on the Property and such a request may require a documented need for the assistance animal. If
the request for reasonable accommodation is accepted by the Landlord, no animal fee or deposit will be charged.

Regarding any other approved animal, the fees and deposits would be as follows and are due before the animal is allowed on the property:

Any canine or feline:

$100.00 Non-Refundable Animal Fee per animal approved; and

$300.00 Animal Deposit for the first animal approved, $150.00 Animal Deposit for each additional animal approved.

Aquariums/Terrariums larger than 10 gallons; all types of rodents; all types of insects; all bird cages; and all snakes:

$100.00 Non-Refundable Animal Fee per enclosure; and

$250.00 Animal Deposit per enclosure.

All fish, arachnids, amphibians, and reptiles (excluding snakes) that are kept in a 10 gallon (standard dimensions 20”x11”x12”) or smaller aquarium/terrarium or cage with no single dimension larger than 20 inches – require an Animal Agreement, but no Animal Fee/Deposit will be charged.

A $35.00 administrative fee is assessed for any Animal Agreement executed after the Commencement Date of the Residential Lease.

Expect owners to disallow: dogs at fourplex apartments, all animals at Multi-Family properties of five or more units, and Rottweiler, Doberman, Chow, or Pit Bull (including American Staffordshire Terrier) at ANY of our properties.

Sometimes, unfortunate circumstances occur such as the death or other loss of our furry family members. While we understand the pain involved, replacement of animals is not allowed; additional animal deposits/fees are charged using the above guidelines. However, when adding an additional animal subsequent to the death of one, the $35.00 administrative fee for the paperwork noted above is waived. 

What is your application process?  Each co-resident and each occupant over age 18 must submit a separate on-line application with a $59.00 application fee, or a paper application with a $69.00 application fee by cashier's check or money order. If we cannot approve the application after reviewing credit history and rental verification(s) from your previous landlord(s), it may be determined that an increased Security Deposit can be accepted instead of denying the application. Provable gross income must be equal to or greater than two and a half times the monthly rent of any unit in a Multi-Family property of five or more units. All other units require three times the monthly rent of the property for which the applicant is applying. Once approval is given, a prospect must tender a cashier's check or money order(s) in the amount of the Security Deposit so a lease can be produced.
